Don’t slash your prices – dress your homes instead!

Heading into the shoulder months, many parks may be thinking about their marketing for the year ahead, or tackling some of the jobs they don’t tend to have time for when the season is in full swing. Whatever the time of year, it’s important that the park presents itself well, not just in terms of marketing material, but also the impact it makes when a potential buyer visits for the first time. After all, just because it’s winter, it doesn’t mean you won’t get potential holiday home buyers dropping in to check out the park and the homes you have available. After all, they may be making it their winter task.

DON’T SLASH YOUR PRICES WITHOUT DRESSING YOUR HOME FIRST!

Tracy advises; “It’s still a tough sales environment, yet it can be counterproductive to assume you can shift a home by reducing the price if you need to. Many parks have a lot of stock sitting around waiting for buyers. It’s never been more important to recoup that money as soon as possible rather than having it sitting on a pitch doing nothing. If you dress your holiday homes properly, you’ll probably spend less than half a per cent of the sale price being offered in most cases, and you’ll give your sales team the best tools to get it sold at the asking price, or near to it, even when you don’t have as much sales traffic. If it doesn’t sell straight away, the chances are that it will when Spring is here if it’s dressed well, so it’s the best way to prepare for 2025. After all, the last place you want to be in spring is set for another year of the same again when you could have done something about it. There’s nothing worse than having a lovely park but being stuck with unsold stock that won’t compete with something your buyer might see on another nearby park because they ‘just felt right’ at the other park and the buyer could imagine themselves in them because they were dressed, when yours were not.

So, to get those holiday homes dressed, photographed, freshly remarketed, their key features highlighted and your units hopefully sold before we’re too far into the 2025 season, the first step needs to happen NOW, with a call to Dress Packs to discuss your stock so they can give you a helping hand.

FACTORING IT IN GOING FORWARD

Tracy continues; “It’s not just ‘retro-dressing’ units that should pay dividends. We are also encouraging parks to factor in the cost of staging to their home preparation costs going forward. They may spend 1000’s on the plot and decking, but the staging costs also need to be factored in at the outset, and the dressed home is not only likely to sell quicker, but it should command a stronger price.”
